Sam Wondrasch

As a Financial Analyst at Oppidan, Sam Wondrasch plays a key role in overseeing and optimizing a $50 million+ commercial asset portfolio through strategic research, financial modeling, and market analysis. He collaborates with internal teams and external partners to enhance asset profitability and investor confidence. Sam’s expertise includes comprehensive financial modeling, analyzing cashflows, project funding requirements, future occupancy, budgeting projections, and sale analysis across senior housing, multifamily, and mixed-use developments. He also leads asset reporting to 10+ banks and 100+ investors, providing critical market insights through trend analysis and loan portfolio assessments. Additionally, Sam has played a key role in construction funding for 10+ projects totaling $1 billion+, managing disbursements exceeding $450 million, conducting rate and portfolio analysis, and ensuring accurate financial structuring for draw processes and monthly reporting.

Before joining Oppidan, Sam worked at NorthMarq Capital, where he was responsible for conducting detailed financial analysis, rent roll evaluations, and loan audits. He played a critical role in coordinating lender-borrower relationships.

Sam earned his Bachelor of Science degrees in Finance and Economics from the University of Wisconsin–River Falls. Outside of work, Sam enjoys spending time on the lake up north, traveling to exciting new places, and making memories with friends and family.
