Shaping What’s Next in the Senior Housing Industry

The senior housing landscape is transforming rapidly and Oppidan is helping to lead the charge. At the recent MN Real Estate Journal Senior Housing Summit, our team joined developers, operators, policymakers, and investors from across the state to discuss the forces shaping the future of aging. The message was clear: success in this sector requires equal parts innovation, advocacy, and partnership.

Here are the key insights from Tayler Budenski, Oppidan Construction Manager, on what we’re bringing back to our work at Oppidan, and what they mean for the future of senior living development.

  1. Advocacy Matters More Than Ever

Across multiple sessions, one theme came through loud and clear: the senior housing industry must have a stronger voice in legislative discussions. Too often, policy decisions are made without a clear understanding of the realities facing seniors and those who serve them. Industry leaders urged developers to build stronger relationships with lawmakers to educate, inform, and dispel misconceptions about senior housing.

At Oppidan, we believe progress depends on partnership. By engaging early and often with policymakers, we can help shape regulations that balance community needs, affordability, and access, ensuring the future of senior living is built on understanding, not misinformation.

That’s why we’re active in industry associations, such as the American Seniors Housing Association (ASHA) Chairman’s Circle, which is group dedicated to advancing legislation to benefit seniors across the country.

  1. Collaboration Is the New Competitive Advantage

Another powerful takeaway: bringing operators to the table early in the design and planning process leads to better outcomes. Operators have invaluable insight into community needs, resident preferences, and local market nuances. When their expertise informs design decisions from the start, projects are better positioned for success.

Oppidan has long embraced this philosophy, collaborating with operators to align every detail, from floor plan flow to amenity mix, around real resident experience. The result? Communities that are not only functional but feel like home.

  1. The Industry Is at a Funding Crossroads

A recurring challenge discussed at the conference was the pressure on Medicaid funding. As state contributions decline and costs rise, affordability is becoming an increasingly complex issue. Developers must explore creative approaches, from alternative financing models to innovative public-private partnerships, to fill the gap and ensure high-quality care remains accessible to seniors across income levels.

Emerging Trends: Connection and Creativity

The future of senior living is about connection, and intergenerational living is emerging as one of the most promising models. Communities that blend generations are showing measurable improvements in resident engagement, wellness, and purpose. It’s a concept Oppidan continues to explore as part of our commitment to creating vibrant, sustainable communities that enrich lives.

We’ve seen the benefits of intergenerational living in action at The Pillars of Lakeville, where kids of all ages interact with residents of our senior living community. This is made possible because of The Pillars of Lakeville’s adjacency to Crossroads Church, Christian Heritage Academy and Four Square Childcare.

At the same time, labor shortages remain a serious industry challenge. With workforce growth now entirely foreign-born, restrictive immigration policies and regional staffing gaps are limiting operational capacity. To help offset this, the industry is turning to smarter building design and technology to streamline operations and reduce strain on staff.

A Bright Spot: Accelerating Growth Through HUD’s Express Lane

Amid these challenges came good news. HUD’s new Express Lane program offers a streamlined loan process for qualifying projects, helping developers like Oppidan move from concept to groundbreaking more efficiently. It’s a significant step forward in improving financing timelines for high-quality projects.

What It Means for Oppidan

Demand for senior housing continues to rise sharply, and the time to invest in new solutions is now. At Oppidan, we’re proud to be part of this critical moment, actively pursuing new sites, forging new partnerships, and delivering senior living communities that meet the evolving needs of older adults and their families.

By staying informed, engaged, and adaptable, Oppidan is helping shape what’s next for senior housing, one community at a time.
