The event served as both an opportunity to collaborate and a reminder of the innovation required to close the housing gap.

From evolving legislation and workforce shortages to financing complexities and design innovations, the conference underscored the trends shaping affordable housing today and how forward-thinking developers like Oppidan are adapting to meet those challenges head-on.

Here are Courtney’s top trends shaping affordable housing development:

Complexity: One theme dominated this year’s conference and that is while complexity is increasing, managing that complexity requires foresight. Legislative changes have introduced new compliance layers and supply chain considerations that can impact projects already years into planning. Developers must now navigate an ever-evolving regulatory landscape where small changes can ripple across financing, timelines, and partnerships.

Compressing Timelines: In affordable housing, one adage still rings true: “time kills all deals.”

Because these projects often involve multiple layers of funding, public and private partners, and complex design requirements, delays can easily derail even the strongest proposals. Oppidan’s focus is on reducing friction points and compressing timelines wherever possible, whether that means partnering with municipalities to expedite reviews, working with sellers to accommodate longer closing periods, or collaborating with general contractors who share our urgency and problem-solving mindset. Each step toward efficiency helps us bring more high-quality, affordable homes to market.

There’s a growing consensus that flexibility, transparency, and early communication among developers, municipalities, and contractors are key to keeping deals on track, and ensuring new homes reach the market faster. Building Momentum in Affordable Housing

Oppidan’s work in affordable housing reflects its deep commitment to building communities that are both attainable and aspirational. We’ve rapidly expanded in this sector, beginning with The Pines at Peach, our first affordable housing development located in South Raleigh. The $49 million community includes 119 one-, two-, and three-bedroom apartments reserved for low-income renters and positioned along the city’s future Bus Rapid Transit Corridor, connecting residents to jobs, education, and essential services.

Oppidan’s second affordable housing project, Birch & Branch, is located in Southeast Raleigh. When complete, Birch & Branch will offer 180 units for families earning between 30% and 70% of the area median income. The development, surrounded by walkable amenities and designed with on-site community spaces, fitness facilities, and outdoor gathering areas, represents another powerful example of how public and private partners can come together to address Raleigh’s housing needs

 Through these projects, and more on the horizon, we continue to set a high bar for excellence, leveraging our national experience to bring both creativity and compassion to affordable housing development.
