Oppidan Breaks Ground on Rogers Gateway
Excelsior, Minn. – (July 30, 2026) – Oppidan Investment Company, a national property development firm headquartered in Excelsior, Minn., has broken ground on Rogers Gateway, a new 117,000-square-foot speculative industrial development in Rogers, Minn. The approximately $15 million project is designed to accommodate a wide range of industrial users, including warehousing, distribution, manufacturing, showroom and office operations.
Located with direct visibility and access from Interstate 94, Rogers Gateway offers future tenants a highly visible location within one of the Twin Cities' fastest-growing industrial corridors. Its strategic location provides convenient access to the northern Twin Cities metropolitan area while offering strong connectivity for regional and national distribution.
Designed to meet the evolving needs of today's industrial users, Rogers Gateway features flexible building configurations that can accommodate a variety of tenant sizes and operational requirements, allowing businesses to customize space to support their growth.
"Rogers Gateway reflects Oppidan's commitment to developing high-quality industrial facilities in markets where businesses want to grow," said Ryan Durand, Oppidan Developer. "Its prominent location along Interstate 94, combined with flexible design and modern industrial amenities, creates an outstanding opportunity for companies seeking visibility, accessibility and room to expand."
Supporting Growth in Rogers
In addition to providing much-needed industrial space, Rogers Gateway represents an investment in the continued growth of the City of Rogers. Once fully leased, the development is expected to generate new jobs, attract additional business investment and expand the city's commercial tax base.
"Industrial development plays an important role in strengthening local economies," said Durand. "Rogers Gateway will help position the community for continued economic growth by creating opportunities for employers while generating long-term tax revenue that supports city services and future development."
Construction is underway and expected to be completed in November 2026. Leasing opportunities are available.
Partners include civil engineer Alliant, architect Mohagen Hansen, general contractor Rochon, lender Park State Bank, and leasing partner CBRE.
