When Joe Ryan launched Oppidan Investment Company in 1991, he built it around a single guiding principle: always deliver value. More than 30 years later, that philosophy has translated into more than $5.3 billion in real estate development, 600-plus completed projects across 43 states, and a firm widely recognized as a leader in merchant real estate development.

Before founding Oppidan, Ryan held senior leadership roles that shaped his expertise across the full spectrum of commercial real estate. He served as vice president of asset management at St. Paul Properties, Inc., where he oversaw a portfolio of office, industrial, retail and apartment properties across the United States valued at nearly $300 million. He also served as a shareholding partner at REI, Limited, and managed the Minneapolis operations of Richard Ellis, Inc.

In 1991, Ryan founded Oppidan Investment Company with a clear philosophy centered on value creation. Over the decades that followed, that vision translated into a track record of measurable scale and geographic reach. Oppidan has completed more than 600 projects, representing more than $5.3 billion in real estate development across more than 150 client relationships.

As founder and CEO, Ryan actively supports and shapes the company’s vision, mission and strategic direction, working alongside Oppidan’s executive leadership team to drive organizational performance and exceed stakeholder expectations. He has noted publicly that development requires persistence and adaptability at every stage, from opportunity identification through execution, and that the complexity of factors such as entitlements, capital structure and construction pricing is precisely what makes the work meaningful.

Ryan holds a Bachelor of Science in business administration and a Master of Business Finance, both from the University of St. Thomas. He is an active member of the Alzheimer’s Association and Children’s Hospital and supports numerous additional charitable organizations.
