Oppidan Breaks Ground on Marketplace at Cedar
Excelsior, Minn. – (July 30, 2026) – Oppidan Investment Company, a national property development firm headquartered in Excelsior, Minn., celebrated the groundbreaking of Marketplace at Cedar, a new retail destination located at the corner of 179th St. West and Cedar Avenue in Lakeville. Designed to serve one of the Twin Cities metro's fastest-growing communities, the $20 million development is located on roughly 13 acres, bringing a mix of grocery, restaurant, automotive, financial and neighborhood services together in a thoughtfully planned retail center.
Seven of the nine parcels have already been committed through a combination of ground leases, pad sales and build-to-suit developments, demonstrating strong retailer demand for the location. This is one of the last commercially zoned land in Lakeville, and its prominent location is at the cross section of single family, multi-family and commercial uses.

A Collaborative Development Approach
Rather than developing speculative retail space, Oppidan worked closely with retailers throughout the planning process to identify the right mix of uses for the site. The result is a development that is largely committed before vertical construction begins, minimizing vacancy while ensuring the project aligns with market demand.

Construction is underway, with the first businesses expected to open in the fall of 2026. The project’s general contractor is Rochon, lender is First Resource Bank, architect is Architectural Consortium, civil engineer is ISG and civil consultant is JP Civil Consulting.
